    ANWYL’S latest Lancashire development, Priory Gardens, in Burscough, is off to a flying start.

    The first off-plan sale has been made, plus a further ‘early bird’ reservation on a property not yet brought to market.

    And almost 2,000 people have viewed the homebuilder’s ‘Access All Areas’ film via social media, which tells the story behind the new homes and introduces some of the people involved – including an award winning site manager overseeing the build.

    Matthew Gould, sales director for Anwyl Homes Lancashire, says: “We’ve enjoyed excellent early interest in Priory Gardens, fuelled by the great location, the wide choice of thoughtfully designed, quality new homes, availability of low interest rates for borrowers and the reintroduction of 90% mortgages by some high street lenders.

    “Those buying now off-plan, before we unveil our show homes in the summer, have the opportunity to benefit from early pricing, lots of choice and more potential to personalise their home through specification choices made early in the build process.

    “The feedback for Priory Gardens and our homes has all been really positive. People have told us they love the layouts and are impressed by the amount of space the homes offer. They have also commented on how many different house types we have.”

    Anwyl has a range of digital resources available for people to get a feel for the new homes being built, including virtual tours and show home videos – but there are also options for those who need to see the homes up close and personal.

    “People can’t wait for the show homes at Priory Gardens to open and as we have properties available to view in St Helens, Liverpool and Fulwood, all within a 30-40-minute drive from Burscough, they’ve been booking appointments at those developments so that they can view finished examples of similar homes,” Matthew explains.

    The homebuilder has planning consent for 267 new homes at Priory Gardens, part of the wider Yew Tree Park venture in Burscough. Anwyl’s first phase will feature 87 three and four-bedroom homes.

    Every home will include an electric vehicle charging point and Fibre to the Premises (FTTP) broadband, as well as being energy efficient and covered by the NHBC 10-year Buildmark warranty.

    Initial prices are from £308,995 to £379,995 for a four-bedroom detached home, with a selection of three-bedroom semi and detached properties coming soon.

    Are they Freehold?

    This is the latest con that a lot of new buyers have fallen for, and of course their solicitors didn't warn them.

    There are some new builds on Aughton Road in Southport, next to the railway crossing. I enquired about these and the first thing I asked is "are they leasehold?" They are, even though they're houses standing on their own plots. I asked the agent why this was, and of course they didn't know.

    The main con is that, if you look at the small print on some of these new leaseholds, the ground rent skyrockets in later years.

    Our illustrious government has said they'll put a stop to it, but nothing will happen because it's a good source of income for their lawyer chums.

    One must also be careful of buying off-plan there are many issues to consider.

    The point about freehold is a good one.

    The houses built on the old Birkdale library site were leasehold. As this was sold by the council, as a building site. Why did they not state it had to be freehold?

    Your taste isn’t the issue, the leasehold con trick is the issue.
